In 2025, Generali Real Estate SGR, the property subsidiary of Italian insurer Generali, is seeking to raise €2bn of equity from investors as it prepares to launch its first dedicated pan-European hospitality fund. The Generali Real Estate Umbrella Fund – Hospitality Europe Fund will focus on acquiring hotels across Europe and in some cases will convert office buildings into five-star hotels. The strategy will mainly target Italy, Spain, France, Germany and the Czech Republic.

In 2025, Castello SGR has launched a closed-ended platform targeting €500m in Italian hospitality investments over the next three years. Hospitality Italian Infrastructure Platform (HIIP) is intended to facilitate a greater penetration of large hotel chains in the country, particularly in the luxury sector. It will conduct business in a dozen locations with strong tourist potential, investing in assets that can be acquired and relaunched in four to five years. Target properties include seaside resorts in Puglia, Sardinia and Sicily, as well as destinations in Aosta Valley and Northern Italy. HIIP will also invest in serviced apartments, which will be managed by subsidiary Vita.
